Norde is a custom home builder in Perth, based in Balcatta a few minutes from Woodlands, and some of our best work is here. The 98 Woodlands Street home is Western Australia’s first two storey house to reach a 10 star NatHERS rating, and the City of Stirling wrote about it in January 2026.
A few streets away, our Lombardy Street home runs at 9.4 stars. Two homes, two blocks, the same approach: orient to the north, put thermal mass inside the insulation, and design the glazing for each face rather than the catalogue.

Understanding your Woodlands block
Most of Woodlands sits high on a limestone and sand ridge, well-drained and straightforward to build on, though limestone close to the surface can affect how a site is excavated and how footings are set. Closer to Jackadder Lake, and to Herdsman Lake just south, the ground drops and the water table rises, which changes footing design and drainage.
You can check your own block on the state government’s acid sulfate soil risk map and the Perth groundwater map. Building here also works within the City of Stirling’s residential planning framework.
These are design and cost questions, so they belong at the start. Every Norde project begins with a site assessment that brings them into the design before a price is locked. That is the difference between a fixed price you can trust and one that moves once the ground is opened.

Yes. Woodlands is effectively our home ground. Our office is in nearby Balcatta and we have built several homes in the suburb, including Western Australia’s first two storey 10 star home at 98 Woodlands Street.
It depends on the design, the budget and the block, but our Woodlands homes range from 9.4 stars up to a full 10. Perth is NatHERS zone 13, where a 7 star home is permitted 52 MJ per square metre per year for heating and cooling, and 10 stars is 4. We will talk through what is realistic for your site rather than promise a number before we have seen it.
Yes, and it is common here. Many Woodlands blocks carry an older home on a good piece of land. We assess the block, the orientation and the ground conditions first, then design a replacement that makes the most of the site. See our knockdown rebuild page for how that works.
