High performance custom homes in Floreat
Floreat is one of Perth’s original Garden City suburbs, with generous blocks and a planning character all its own. We design and build large, high performance custom homes here, shaped to sit well on a Floreat block and to perform for decades.

We have built in Floreat
Our Floreat home is a 375sqm, five bedroom custom build, delivered in 19 months through the Covid period. High ceilings, a central staircase and an open void, designed for a family that wanted room to move and a home that holds its temperature.
It is the kind of project Floreat blocks invite: generous land, a long-term owner, and the budget to build properly rather than to the minimum. When you build with Norde here, you are working with a builder that has already delivered at this level in your suburb.
Norde is a custom home builder in Perth, based in Balcatta a short drive away, and we build across the western and inner suburbs, so Floreat is well within our home patch.

Understanding your Floreat block
Floreat sits high on the limestone ridge that rises to Reabold Hill, the highest natural point on the Swan Coastal Plain. It is well-drained ground that is good to build on, though limestone close to the surface can affect how a site is excavated and how footings are set. Towards Perry Lakes the ground is lower and wetter.
You can check your own block on the state government’s acid sulfate soil risk map and the Perth groundwater map. As a Garden City suburb, Floreat also has its own Town of Cambridge planning controls, including a Floreat precinct policy alongside streetscape and building height rules.
Knowing what is under the site and where it sits against the local rules shapes the design and the cost from the start. Every Norde project begins with a site assessment and a planning check before a price is locked.
Building in Floreat, common questions
What people ask us most about building or rebuilding in Floreat.
Yes. We have built a large custom home in Floreat, a 375sqm five bedroom family home, and we build across the surrounding western suburbs from our base in nearby Balcatta.
It depends on the design, the budget and the block. Our high performance homes typically reach 9 to 10 stars through passive solar design and reverse brick veneer. Perth is NatHERS zone 13, where a 7 star home is permitted 52 MJ per square metre per year for heating and cooling, and 10 stars is 4. We will talk through what is realistic for your Floreat block before quoting.
Yes. Many Floreat blocks hold an older home on a generous piece of land, which makes them well suited to a knockdown rebuild. We assess the block, the orientation and the ground first, then design a replacement that makes the most of the site. See our knockdown rebuild page for how that works.
Floreat was built as a Garden City suburb, so the Town of Cambridge applies its own planning controls here, including a Floreat precinct policy alongside streetscape and building height rules. Knowing where your block sits against these shapes what is possible, and we bring it into the design from the start rather than discovering it at approval.
Both. We can take a Floreat project from first concept through to handover, or build from plans you already have. If you bring your own design, we review it for thermal performance and buildability first. See our services for how each path works.
