Bold Design and Modern Comfort: A Showcase of Floreat’s Custom New Build

When our clients approached us to design a 3-bedroom, 1-bathroom home on a secluded battle axe block in Hilton, they had one non-negotiable requirement: the home had to be as energy-efficient as possible. With this guiding principle in mind, we set out to create a space that would not only blend seamlessly into its surroundings but would also set new standards for sustainability and performance. The result? A beautifully designed 9.4-star energy-rated home that embodies the future of green building in Western Australia.

One of the key factors in achieving high energy performance was the property’s orientation. From the outset, we took advantage of the block orientation by situating the home to capture natural light and passive heating in winter while minimizing heat gain in the warmer months. This strategic orientation laid the foundation for a home that works with nature rather than against it, reducing energy consumption and optimizing comfort year-round.

We chose smart building methods and materials to maximize thermal performance, starting with an innovative use of feature brickwork inside the home. Not only does the exposed brick add aesthetic appeal, but it also serves as a thermal mass, absorbing heat during the day and releasing it slowly as temperatures cool. This thoughtful design approach allows the home to maintain a stable internal temperature, reducing reliance on artificial heating and cooling.

The construction of this home involved a blend of traditional craftsmanship and innovative green technology. High-performance insulation was installed throughout, and airtight construction methods were employed to prevent energy loss. These measures ensure that the home remains cool in the summer and warm in the winter, with minimal need for artificial climate control.

This Hilton project was nominated as a finalist for the 2022 HIA COLORBOND® steel Perth Housing Awards in the category of GreenSmart Sustainable Home of the Year.
